How much do I actually need for a down payment?

Less than most people think. Conventional loans can go as low as 3% down for qualified buyers, FHA is 3.5%, and VA loans can be $0 down if you're eligible. Down payment assistance programs may also be available depending on where you're buying and what you earn.

The right answer depends on your goals. Sometimes putting less down and keeping cash in reserve is the smarter move. That's a conversation, not a formula.

What credit score do I need to buy a house?

There are loan programs that work across a wide range of credit profiles, and FHA in particular was designed with flexibility in mind. Your score affects your rate and your mortgage insurance more than it affects whether you can buy at all.

If your score isn't where you want it, tell me now rather than later. There are often small, fast moves that change your pricing tier before we ever pull for a live file.

What's the difference between pre-qualified and pre-approved?

A pre-qualification is an estimate based on what you tell me. A pre-approval means I've reviewed your credit, income and assets and issued a letter your seller can rely on.

In a competitive offer, that difference matters. Sellers and listing agents can tell which one they're looking at.

How long does the whole process take?

Pre-approval is usually same-day to a couple of days once I have your documents. From accepted offer to keys, most purchase loans run roughly three to five weeks depending on appraisal and title timing.

The single biggest thing that speeds it up is getting documents back quickly. I'll tell you exactly what I need and when.

Should I wait for rates to come down before I buy?

Nobody can promise you where rates go, and anyone who does is guessing. What I can do is show you real numbers for buying now versus waiting, including what happens to your payment if prices rise while rates fall.

And if rates do improve later, refinancing is a conversation we can have then. You marry the house and date the rate.

I'm self-employed. Is that a problem?

No. It's just a different set of tools. If your tax returns don't reflect your real cash flow, there are bank-statement, profit-and-loss and DSCR programs that qualify you on what your business actually brings in.

What does it cost to work with you?

Getting pre-approved and running scenarios with me costs you nothing. Loan costs (origination, appraisal, title, and prepaid taxes and insurance) are itemized on your Loan Estimate, which federal law requires you to receive within three business days of a completed application.

You'll see every number before you commit to anything. No surprises at the table is the whole point.
